The new office building “Loop Offices” near Vienna’s main train station is emerging as a pioneer for modern and environmentally friendly work environments. Led by the project developer allora Immobilien, construction is scheduled to start in 2025. Cushman & Wakefield | CBS and EHL Gewerbeimmobilien have received the co-exclusive leasing mandate for this project.
Innovative Work Environments in the Heart of Vienna

The visionary office building at Arsenalstraße 11, 1030 Vienna, impresses with a gross floor area of approximately 16,000 m², spread over seven floors. Each floor offers approximately 2,070 m² of flexible office space and exclusive outdoor areas.

Outstanding features include a representative lobby, terraces, an event area, an underground garage with 121 parking spaces, and sustainable energy solutions. The project is located in the heart of the emerging “TU Wien Science Campus,” near Vienna’s main train station and is easily accessible from all directions. Completion is planned for the fourth quarter of 2026.

Focus on Sustainability
Peter Ulm, Managing Director of allora Immobilien, is convinced that the project will set new standards for sustainability: “In this innovative office building, we are focusing on comprehensive sustainability solutions, including the use of geothermal energy through geothermal technology and electricity generation using photovoltaic systems on the roof. An additional district heating connection ensures security of supply and minimal CO2 emissions.”
Thanks to concrete core activation and mechanical ventilation systems, the building will be particularly energy-efficient in heating and cooling. These sustainable measures are recognized by the ÖGNI/DGNB GOLD pre-certification, and the goal is a fully emission-free operation by 2040 at the latest.
